For sale!! 43517 N. 12th St, New River, AZ 85087
Looking for a new home for your dogs? horses? RV's? and a big shop for your business? with spectacular views...
Warning, visitors in first rows could get wet...
(2 fenced acres, custom house, big shop, horse set-up included) Our Arizona horse property is a fenced, 2-acre 'dog park' with a lighted agility area and plenty of large covered pens for dogs, horses and livestock. There a fully covered mare motel with 2 16x16 stalls, graveled parking for 3 large trailers behind secure fences with lots of drive gates for easy access to every area. The stockdog/horse arena is 120x115 with an adjacent 50x300 turn-out (which also adjoins the mare motel) in a mesquite-shaded low area that usually is cooled by a breeze. Western open-sky living with lots of quaint storage buildings including a 12x24 enclosed hay barn and a 12x14 tack/storage shed. We are at the end of cul-de-sac with custom homes all around. All properties in the area are 1 or more acres with no HOA's. The front yard has a mature desert-blooming landscape with automatic water. We left a lot of native landscape and used just enough high ground for a nearly 2300 sq ft house with spectacular mountain views from the full length covered patio and a 24x40 shop with high walls and a big roll-up door. The home has many upgrades with lots of floor space (for doggies!). There's a salt water pool behind the house with an easy access 'beach' entry (for exercising the dogs, of course). It's rural but still convenient to the Phoenix metro area, in a growing prestigious area with every kind of shopping within a 15-miniute drive. We're semi-retired and as soon as this property sells we will move to our 37-acres in Colorado (see photos below) where we'll build a home and big shop to keep Gary busy. Until then, he keeps himself occupied fabricating agility equipment (see the link in the side bar on the left of this page). Scroll down and see the property and house in more detail

115 x120 arena (double drive gates on 2 adjoining sides and walk gate to rear 50x300 horse turnout)

We will move to Colorado once this property sells but until then, it'd be a pleasure to welcome you if you ever get out Arizona way. Next address.... Guffey, Colorado Our 37-acre Colorado property is a true treasure. It's a 1-1/2 hr drive west of Colorado Springs in a 8500-ft valley between 14K-foot mountains (Pikes Peak and the Continental Divide), which provide a barrier to typical Rocky Mountain winter weather making a micro-climate that is relatively mild. The plan is to semi-retire there and build a modest old-style ranch home with a wrap around porch for the spectacular views. Come pull up a chair on our porch and watch the doggies run with us, once we get the roof up. In the meantime, we take the Aussies there whenever we can and spend time enjoying the majesty and serenity of this remote, high place we feel blessed to call our own.
